1. What does this mean?

3. Junk cars.
4. Storage facilities.
5. Dun Rovin is a good example of this.
6. Work with state-select tree cutting.
7. Abandoned crappy mobile homes.
8. This is a great idea- at least 200 ft. deep from road (more would be better).
9. No mobile homes.

QUESTION #8 COMMENTS ABOUT COMMUNITY APPEARANCE
1. I want to look at the outdoors without annoying big signs.
2. Remove all abandoned trailers and vehicles at the cost of the landowner.
3. Animal licenses and tags. No dogs running loose into roads.
4. Private property unsightly buildings. If they're not a health and safety hazard it's
none of your business.
5. We don't need streetlights in The Town. We come up notth to enjoy, not be all lit up
like city.
6. You can't get standards. This is hogwash. No commercial or industrial here. This is
retirement and vacationland.
What's next Town of Hunter schools? I don't think that's what people want.
7. After clear cut is done, owner should be responsible for clean up of all tree debris.
Example-chip all remaining downed branches.
8. The appearance of a town represents the people of that community.
9. Let's not over regulate. Historically, regulation is borne on the backs of the
residents and taxpayers.
What we have isn't broken-Lets not try to fix if too much.
10.This community is the notthwoods lets keep it that way.
11.All homes should have at least a 61/2 pitch. That will control most mobile
homes.There should be a
buffer of uncut trees from the road edge to alleast 200 feet into the property
for logging. For residential permits
this requirement in waived as long as 2/3 of
the property is not cleared for home.
12.Bright lights-reduce crime.
13.We should not create special zoning for out township. The county is coming up with
plenty.
14.Keep it rural, keep it wooded, and help people understand positive development,
buffers it lacks, shoreland vegetation, etc.
15.Maintain clear zone along roadways as a function of speed and volume. Require
setbacks from traveled ways
from clear-cut logging operations.
16.Please maintain the natural, wooded beauty that attracted us to the Town of Hunter.
17.An effort should be made to reduce old cars and junk appliances being stored near
roadways.
18.Provide flexibility.
19.Steps should be taken to limit the overall impact of development on the current
natural beauty of the area.
20.4 and 6 would create a "Beauty is in the eye of the be holder" situation.
21.Less is better.
22.No suburban sprawl-keep it rustic.
23.Regulation is good, conformity-don't over do it.
24.Re #6 whats next? A specific color jump suit? Don't fall into "over legislating" Some
things should remain personal choice.
25.We should develop community identity and designate a "downtown" zone for future
development-also need road signs such as "Welcome to Hunter" of just "Hunter" placed at
township limits.
26.Re #5- not at the cost of poor roads. In particular sight view and road widths to
include ditches.
27.To subjective.
28.Work with homeowners and development projects.
29.If we wanted curbs we'd never left the city 20 years ago.
30.Maintain roads.
31.Keep the are rustic and housing development accordingly.
32.We live in the notthwoods. Lets leave it as much notthwoods as possible.
33.Retain the woodland character as much as possible.
34.Leave our town small and under control of WI residents only.
35.Property always shows.
36.Leave it to the landowners.
37.Don't institute a lot of big city ideas-people come here to relax, retire and get
away from the big city.
38.All timber should be select cut to roadside to help preventing ice buildup.
39.Anything to keep nature foremost, less bright lights that stay on 24/7. Please don't
over develop/commercialize.
40. Commercial building, setback requirements. Don't build to close to roads.
41. Really don't want any development, we always liked the notthwoods atmosphere.
42. Keep signs and lighting to a minimum in order to preserve natural beauty of
daytime and evenings.
43.There sure is a blight on the notth side of CC just east of Sandy Point Rd.
44.Junk in yards and rubbish should be removed If an auto doesn't run it should not be
store on
premise unless in a garage or outbuilding.
45.Save rural it's "bread and butter" shame to city-up a fine area.
46.Keep rural character where possible.
47.No streetlights on residential property the woods should be dark at night. I want to
see the stars.
48.Excessive lighting around Hennan"s should be addressed.
49.Keep roads mowed.
50.Roadside garbage is a continued eyesore (consider heavy fines.
51.Restriction of vehicles that are not operable in residential areas.
52.People come to the notthwoods for the notthwoods, leave nature alone.
53.Excessive roadway litter is a major problem. DNR logging is unsightly.
54.When housing or buildings are abandoned. they should be knocked down. burned
down,etc., especially
material dwellings.
55.The fewer restrictions imposed on people the better.
56.Can something be done about the mess that is left from utilities cutting down trees
and shrubs?
57.Could you limit the number and/or kinds of farm animals allowed? E.g. Horses,
cows,pigs, chickens,
goats?
58.Get the garbage picked up along roadways. Someday I would like to see the Flowage go
towards
non-internal combustion motors and have only electric, sail. paddles, oars, etc..
59.Take action with garbage at he roadside for weeks and months at a time.
60.Could look at doing something with the junk cars and appliances in some yards.
61.Keep our roadways clean, garbage bags, cans, etc.
62.Keep rural appearances.
63.No more pole buildings.
64.Any design standards or requirements should have a rural woodland character to
them.
65.Promote preserve the notthwoods appearance.
66.Questions 6 is not town job. I would appreciate control the purple martin aviary at
the Drath's next
&door.
67.Best in the hands of the landowners, yet standards of covenants create a preserve
value. Preserve the
naturalness and recreational environment of the area.
68.Aesthetic requirements or design standards for new developments should be required if
visible from road
or neighbors-otherwise no.
69.Too much "Junk" in too many yards. Should remove abandoned trailers, etc.
70.I guess it really doesn't matter because Sawyer Co. board will still let people break
the rules.
71.Stop suggesting more rules! regs.llaws restricting property owners land use.
72.Re #5, also restore where removed.
73.It would be nice to have the uninhabited trailer moved.
74.Much of these items reflect county zoning ordinances-why add another layer.
75.Less government.
75.Stay out of it- you don't have the expertise to make fair judgements.
77.Regulations have to be realistic with a grandfather clause for existing properties.
78.Lighting on the lakeshore should be prohibited-fluorescent, neon signs and lights.

QUESTIONS # 26 AS HUNTER CONTINUES TO GROW, WHAT KIND OF HOUSING WOULD YOU LIKE TO SEE DEVELOP
1. Control Developments.
2. Recreation homes.
3. Mobile home parks and elderly housing to help the underpaid.
4. Water park.
5. New developments only.
6. g) not on water.
7. (f) This will bring in illegal aliens, high crime.
8. County zoning applies to all the above. Every category above can be an asset or a
detriment to Hunter. A subdivision with a well thought out master plan could be an asset.
A subdivision without a master plan could be a disaster. A condominium is just a form of
ownership, it is not a type of building.
QUESTION # 27 OTHER COMMENTS ON RESIDENTIAL HOUSING
1. Could be stricter that county guildelines.
2. Many people leave Sawyer Co to go to water parks. If we had one or more it
would attrtact a lot of people and be good for Sawyer Co.
3. To many mobile homes already.
4. Adequate lot size.
5. Regulate size, ensure notthwoods color scheme, fInish. Ensure sufficient set
backs.
6. Big may look good for the owner, but far from anyones elses opinion.
7. I hate condos, this is resort country.
8. Affordable housing is in extremely short supply for those who are trying to
earn a living at local pay scale.
9. Building codes for electrical and plumbers.
10. Stop with all these regulations, safe and clean yards. We don't want city life
here. That's why we bought here. Who's setting up this new agenda? Must be new people
with new ideas about setting up a city, sorry not here.
11. Only one residence per % acre of land (garage included).
12. In favor of smaller mobile home parks.
13. Nothing should be above 2 stories on the water.
14. Does the planning committee want to keep the notthwoods looking like the
notthwoods? Does the town want to turn into a city? People live in the area to get away
from the city,
15. With development comes the end of the notthwoods and nature and wildlife.
16. Hunter should develop a policy prohibiting convicted sex offenders from living
within 200 of any place where children congregate. This includes shopping, resorts, rural
school bus stops etc. The city of Miami did this.
17. We would like to limit housing development on lakeshore property.
18. Limited-not over development- should be regulated Enforce set backs already on
the books.
19. Keep things as they are.
20. I would like to see a mix of all of the above.
21. Non owner occupied and common ownership areas need adequate budget for
maintenance "storm clean\-up" requirement.
22. Rely in county zoning and make minot modifications if necessary.
23.New construction should blend in with exhisting homes or cabins.
24. Let's try and keep the town & the flowage as pristine as we can, it has
already changed a lot There are not many places left for future generations to see like
the flowage.
25. If you want to live in an apartment go to a city.
26. Require square foot, type of home, etc.
27. I am against low income housing rental property, as when that occurs you have
people that don't care if they litter, destroy or break laws. They don't own it, why
should they care.
28. Make sure people keep yards free of cars and debries.
29. Too bad (rich people) can build big mansions on lake but the taxes go up on all
With all the large places going up should mean more taxes come in so taxes should go
down!
30. Whats going on now causes people to lose their homes. This won't change,
something needed to be sone years ago, as new development continues, Money taxes.
31. Dorms for seasonal help.
32. Hunter has a large amount of land in public ownership. Private development
should be encouraged.
33. Single family or duplex are fine but anything else will deter from the area.
34. Make sure people keep yards free of cans and debries.
35. Leave it the same. Please don't destroy our lovely land.
36. Every residence should have its own road access.
37. I only know Hunter as it applies to the Chip. It is hard for me a address
development in genearal but I don't like the large Condo developments on the Chip.
38. This is part of WI rely's on tourism. Don't make it ugly, keep the natural
beauty.
39. We have been coming to the Chip since the early 1980's. Purchased property in
the 1990's. For what the area represents, DON'T want any development.
40. All country log cabin/cottage style only- no brick extravaganzas.
41. I'm not really interested in seeing more development of any kind.
42. Please keep the town as undeveloped at possible.
43. Lakes are filled with homes - over 40 years ago this was not the case. Help
!Man-made lakes in subdivisions are filled with homes- all around the lake us?? We are
that way somewhat.
44. Again, orderly development controlled by zoning ordinances.
45. Do not develop apartments, subdivisions of anything else hat take up a lot of
land.
46. Single family homes only in rural areas.
47. (pats) no key hole access to Chip, no new multistory construction with the
exception of full basement exposure.
48. Lets not make rules we cannot enforce. That's worse than no rules at all.
49. Too many laws now.
50. Try not to let big money make all your decisions. There are a lot of low income
people just making it through life. The word to remember in compassion.

QUESTION # 30 OTHER COMMENTS ABOUT SHORELAND DEVELOPMENT

lake."
33. Other comments about Shoreland Development
QUESTION # 33 OTHER COMMENTS ABOUT SHORELAND DEVELOPMENT
1. No condos.
2. Future minimum lots should be 200 ft wide.
3. The town should investigate federal protection easements, trusts, and special
designations, to protect further shoreline development.
4. No condos.
5. It might be o.k To increase the requirement of 75' to say 90', however you must make
allowances for someone that might have good wide lot but not necessarily a real deep one
as perhaps road setback could rally pinch some. The 35' back from shoreline could
be reduced to 25' without any trouble, don't change the 30' this provides enough
room for boats, piers, etc.
6. Every new development should be judged independently instead of prohibiting all or
certain types of development Standards should be in place to regulate how new
developments are built rather than prohibiting them all together.
7. What can be done to insure regulations are adhered to?
8. Require trailer/ R V's to be removed from shorelines if they are not in conformity to
75' setback.
9. Require plantings if residences are grossly exposed to lakes because owners have cut
their trees and shrubs.
10.Would lie to See Lake Frontage lot to be increased to 150'.
11. The DNR and Sawyer Co. zoning are in charge here and should continue.
12. Promote good land use not big bucks development.
13. Clean up shoreline where it is a steep incline.
14. Should be left up to property owner.
15. Continue the pressure in the DNR to help maintain the beauty and resources.
16.We should have a minimum of 100" shoreline per residence.
17. Prohibit tree that a fallen naturally into the water from being removed.
18.Building permits should include a phamplet explaining the impact of shoreline
development.
19.Why not concentrate on very limited resources on regulating things not already
regulated by larger better funded govt.
20.Shoreline development requirements are already in place and working well.
21.Lot size can be irregular as long as minimum frontage (100 ft.) and total Square foot
requirements are met with no special easements, conditions used All lots should have town
road (or greater) access.
22.The state bought the land to provide access to citizens. Township should not restrict
access.
23.Shoreline cost and taxes are high- town needs development.
24.Isn't there enough regulations already? Come on knock it off. This is not Round Lake
is it? Not yet anyway. Leave it alone.
25.Real buffer zones makes question irrelevant.
26. Shore1and clearing is devastating to lakes and rivers. Violators should receive
very heavy fines. Be reguired to restore it not forgiven, don't do it again.
27.No condos/apartment development on shorelines. Minimum lot size for home development
on shorelines.
28. Keyholing allows the "non-b1uebloods" to have lake access. It is a good thing
especially with lakeshore costs soaring.
29.Again I have concerns that we are trying to over regulate.
30.Keyholing monitored.
31. Like I said before, development means the end of the notthwoods as we know it.
32. No more resort development (high density) on the Chip.
33.Lets keep it with the County unless their missing it.
34.Keyho1ing should be held to a minimum, 2 or 3 homes per 100' of shoreline and a
minimum acreage lot size of 2 acres per home.
35. County has enough ordinances.
36.Many landowners purchases land in reliance on #28 and #29 above. If changed, those
who purchased prior to change should be grandfathered from new regulations.
37. Again, I think we have enough regulations from the state and county plus having
the Town ofRunter establishing more.
38. We are part of a group of 8 properties that have access to the Flowage through
a piece of shoreline
of Ray Creek) This system allows a number of families to have access without using as
much shoreline as eight lots on the water would use.
39.Limited and regulated-leave room for middle class folks to enjoy the notth.
40.Minimal development.
41.I'm single family, property owner on Chip and don't mind 75' set back and 35' back,
this is plenty enough.
42.Keep things as they are.
43.An off lake property owner should not be allowed to 10wer/harm his neighbors values.
44.In twenty years the average working American will have no access to the lake if we
continue to restrict use of shoreline. The county has spent hundreds of hours over the
past five years developing
shoreline regulations with input from everyone in the county. Don't try to re-invent
everything again.
45.I think we need resorts with lodging not condos for tourists! ! !! ! ! ! ! !!! !! !
!
46.Preserve the water quality. Without the water Hunter is nothing.
47.Leave it alone.
48.You need a mix of development and zoning to allow places for each (a master plan).
49.I would like to see mandatory replanting etc. of shrubs and vegetation on all rivers
and lakes. Maybe giving a 5-10 year time that there must be natural vegetation put back.
I haven't any good solutions as to who would inforce this.
50.Keep as is.
51.I think condo's and rich people are the problem in the town of Hunter.
52.I think everything should be done to minimize new shoreline development and keep the
Chip as wilderness as possible.
53.I think 35 ft. is an arbritary figure and should be reduced to 25 ft. as the growth
invites unwelcome insects, flora and fauna close to homes along with infections. Unwanted
animals along with those we should and do like to enjoy. In particular children who
address the lake everyday.
54.No wake zones preserve all shoreline. Post the Hat Creek boat landing "no wake" until
you reach the main body of water.
55.Should be NO more development on the lake shores and I am against keyholing.
56.Keyholing development needs to be one-acre minimum lot size.
57.Do all you can to preserve the natural state of our water and the land around the
lakes?
58.I'm on the flowage because of its limited development.
59."Keyholing" our grandchildren (40's-50's) indicate "interest" in building behind our
well kept cabin-our other lakefront lot has a town road that cuts severely. No
opportunity to build next to original cabin, so is that keyholing? No intention to build
2006.
60.Our wilderness lake is becoming like lake Geneva.
61. Stricter no-wake zones 100" from shoreline, entire west fork on Chip.
62.RV parks need to be limited Between Musky Tale and Deer Run there are about 100
sights and this really increases the boat traffic, most boats have 75hp + motors and this
is really effecting the shoreline erosion where I live on the bend of the river.
63.Enforcement of current regulations is both inconsistent and lax
There should be more keyholing because of the limited shoreline use. Everyone should be
entitled to own a piece not just the rich. There is good and bad in everything. We must
try to share the Flowage for all, not just a select rich & few. The property tax could be
shared a little more toward keyholing to take the burden off the single family who owns a
house alone on the flowage. Take the keyholing a little more to offset lake owners
taxes.

QUESTION #43 OTHER COMMENTS ABOUT RECREATION DEVELOPMENT AND ENVIRONMENTAL QUALITY
1. Leave what is not broke alone.
2. Less government.
3. Our laws now are stricter than most of the US nation.
4. Please- NO MOTOR CROSS!
5. Please no water parks! That's why God make lakes. The Casino is enough of an eye
sore.
6. Don't want- anytime you create more recreation you infringe on the natural
environment.
7. Our area public boat landings. Weed growth issue.
8. ATV-Snowmobile use of town roads must be regulated.
9. Town of Hunter doing a good job so far.
10.Since I am not sure where the Hunter boundries are I feel unqualified to answer sone
of the questions. I an also seasonal so I'm leaving them blank.
11.Patrolling during summer months to enforce rules and laws.
12.The town will only survive if it encourages ATV & snowmobile trail. These people
bring money into the area. It grows the present businssess: more tax revenue may help
lower property taxes.
13.What more government? Not needed? That's why I bought here. Fishing, snowmobiling
that's enough.
14.ATV trails should be developed, they bring in more revenue than snowmobiling.
15.We don't want to become another WI Dells.
16.Any recreation, always puts the environment at risk.
17."Meanwhile-back at the over regulation issue".
18.Make the Chip a 25 horse max lake.
19.We should try to maintain the wild character of our lands. If we build too much or in
unplanned ways we will loose in the long run. Sustainable development and building that
fits into and can improve the landscape.
20.Must maintain the wilderness of lakes and streams.
21.The Town should look into research on how to control the spread of unwanted
weeds,(like eurasion milfoil) in the Chipppewa Flowage. (Keep our purple loose strife,
rusty crabs, asian carp, etc.)
22.Allow ATV's on town roads leading to designated trails. Encourage ATV clubs to help
repair snowmobile trails which have dual use.
23.ATV trails needed.
24.Additional or expansion of commercial, recreational developments is o.k if outside of
shoreland zones.
25.No more shoreland camping (Public/private sites) more active involvement of chip
flowage management issues (DNR, LCO, & Lake Asso.)
26.Town should allow ATV
snowmobile use on town roads only if heavy snowstorm makes it necessary. There are
enough in other areas and those will increase, we have a chance to have perhaps the only
rally undiluted area in the notth in the future.
27.It is difficult to legislate and regulate all situations with one law-case
evaluations is important.
28.The lake Asso. Should develop an info phamplet in conjunction with the town for
distribution to guests and property owners on how to protect the environmental quality of
the area something similar to what DNR published for endangered species.
29.Set regulations about agricultural development that affects residents.
30.Put pamphlets in all commercial establishments and also mailed with taxes.
31. What upsets me are the tourists that camp on the island on the Flowage, cut
trees for fires, leave trash behind, leave broken glass in campsites and on beaches.
32.Ban jet skis on the lakes.
33.Limit ATV's and jet skis or at least regulate.
34.Sur tax for boats, snowmobiles, ATV. That money should be used to improve the
shoreline and parks snowmobile and atv trails. Boat docks, walking trails, picnic area,
fish habitat, swimming beaches, roads. People from out of state come up to enjoy the
notth woods in themselves as fix up that should change.
35.Ban jet skis. Speed limits on boats. Discourage more no wake zones in dangerous
areas like Hay Creek narrows. Educate on invasive species and shoreline buffers.
36.Improve access to most common activities and hiking, biking, etc. Don't spend money
on boats and fish because much is already been done in this area by others.
37.No need for more development.
38.All recreation would be good for the area, work with the DNR to better stock fish.
39.We need to encourage or assist the development of ATV trails.
40.To promote road and environment quality- all this is regulated under zoning and DNR
regs. Storm water control is DNR regulated.
41.Is enacted within the town, room tax would pay twp 30% of monies collected to do with
what they wish. Why is it not enacted?
42.I think jet skis on the flowage deter what people are coming up here to do and that
is fish.
43.Room tax would allow town to keep 30% of room tax if they would impliment it before
Sawyer Co. does.
44.Informaiton at boat landings, resorts and bars.
45.We are a recreational destination. Everyone's "recreation" unfortunately is not
defined. As the master plan is made, please consider the number of people who come
here as tourists and then bought here. Often these people don't want others to
enjoy what they have now that they have bought. "They want to close the doors" to
outsiders. Without the tourism base Sawyer Co. has the residents of Hunter would
not have the choices of everything we have choices in - restaurants, stores, merchants,
recreational trails and everything else that laid the golden egg. Don't kill the
goose.

Question #45 WHAT TYPE OF BUSINESSES SHOULD THE TOWN ENCOURAGE
1.Marinas, restaurants, hotel/motel.
QUESTION # 46 OTHER COMMENTS ABOUT COMMERCIAL AND INDUSTRIAL DEVELOPMENT
1. Work with these people they employ people in our county and pay a lot of taxes too.
2. Keep as it is!
3. Something applies, you will take away your notthwoods character.
4. Here is IL, near Rockford, Aril 2006 the Winnebago Co board is about to change zoned
agriculture to Heavy Industrial-so either plant can be built. This means any farmland in
a large rural county can be changed to heavy industrial. People are ballistic!
5. The town should encourage marina, etc.
6. Only if they blend into the landscape, not to stick out like a sore thumb.
7. I don't understand where industrial development ever entered into this, I mean what
are we talking here, noise, pollution, congestion.
8. Not needed.
9. Need jobs.
10.Should all be done but with sensitive to zoning, environmental and density
considerations.
11.A have always liked the ma & pa stores and restaurants. Would you like to see a
Burger King on one corner \-and McDonalds on the other corner of B and CC?.
12.Many commercial and light industrial businesses are / man operations run from home.
Plumbers, painters\-well repair-etc.
13.Keep it to an absolute minimum!
14.Forget the industrial development.
15.I would be more than happy to see more development, especially if it would help
reduce our taxes for the private home owners.
16.That sort of development should only be encouraged if it does not cause environmental
problems.
17.No Wal Mart of Big Box retail.
18.Any development should have strong influence of local gov. and be balanced.
19.Keep property tax out of this and let any business in that is willing to pay tax.
20.Sawyer Co. need year-round employees. Economic development is not a bad thing! We
cannot continue to have our economy driven by the retired folks who bring nothing to our
labor force, nothing to our economic development and want to "freeze" Sawyer Co. where we
are or where we were when they first set foot here.
21. Small in size, unobstructive in location, development of businesses would help our
tax base but the town would need to limit/control quantity quality of development, as
well as type location. notthwoods character construction.
22. Stay out.
23. Don't pollute the area, keep it low profile for everything.
24. Industry only brings in jobs that means more money for retail stores.
25. I generally favor all types of business development with a controlled growth-however
large retail would trim our notthwoods ambience.
26. Resorts need to be held accountable for their users disregarding rules/regulations
of the town/county.
27.I'm all for business as long as it doesn't harm the environment.
28.Improve fire department.
29.Retail and fast food chains in Hayward, Yes.
30.Currently the recreational property owner supports way too much of the tax base,
essentially pricing the property for only the way rich. The town needs a more diversified
tax base of permanent residents.
31.No large commercial development.
32.The beauty of the town of Hunter relies on rigid control of development.
33.We have nothing better to offer to manufacturing than other places. Our strength is
recreational opportunities. We should develop tourism to increase tax base. Create jobs
and improve public services (town roads).
34.Their presence help to hold down taxes.
35.Do not allow the development of the type of "C&I" of Rl/R2 property. Ban any further
development where this violation exhists.
36.Limit to zoned areas.
37.Town is dependent on tourism-try to be positive toward businesses that rely on
tourism.
38.This would only bring more people to the area and hopefully raise the standard of
living in this area There is a lot of poverty and low income people living here today.
Lets do something about it.
39.Offer no tax incentives.
40.Need a coffee shop and a place to buy newspaper.
41.Protect us from more law and government.
42.Need a large chain convenience store for gas & other supplies. It's a long 20 some
miles to get gas etc.

________
____________________________________________________________________________
Question #53 OTHER COMMENTS ABOUT TOWN SERVICES
1. Great job on snow plowing.
2. User fee should be collected by resort owner. Retailer to have sticker for those
days. This in return would help local shoreline planting of fish, keeping roads up, parks
and trails and tourism beaches, boat landing and hold the property taxes down on the
people that live there. Take care of the notthwoods.
3. Stop the development!
4. Let city and state government do their jobs. Hold them accountable to provide
regulations. Don't regulate things that are the jobs of other government.
5. Round Lake has a web site.
6. We need a town fire department.
7. Elimination of driveway plowing, eliminate two trucks, cut employee to 24-32 hours
plus associated benefits. Ceiling on officer pay. Money saved would easily pay for
additional officer on county force.
8. We receive very few services for the amount of taxes we pay.
9. If anyone has junk cars in their yard, they should be notified that they have a
certain amount of time to get rid of it and dispose of properly. There are 2 homes on 77
going into Hayward, one doing a house nothing but junk and the horse farm the same way. I
feel if I was a tourist and saw that going into Hayward, I would wonder what the rest of
the area looks like. The same goes for the Town of Hunter. They should be notified and if
not cleaned up be fined accordingly.
10.Fines should reimburse 100% of cost.
11.We sincerely appreciate the support we received from the town board for our
reconstruction project last year.
12.Leave us take care of ourselves.
13.Good road maintenance.
14.Times are getting hard enough without having a lot of new rules and regulations.
15.Satisfied the way they are.
16.Hunter township has been home for 41 years. Arriving here on the land via Mr. And Mrs
Carl Nyman and Mr. And Mrs. Harry Nyman. They always told us what could and could not or
should not be done with property to maintain it correctly for all to use and see. We have
passed it (ideas) on to our grown children and they to their own children. Treat Hunter
Township properly!!
17.This must be a joke. What happened to small town "simple". When tribe conforms to
#48A thru # send me another survey! Until then "get a life".
18.I have been pleased with the services.
19.Property and personal property taxes could include enforcement expences.
20.Town employees are not police, they are town employees for the purpose of sign, road
repair and plowing needs. I know there's other things they do but one of these is not
being a police force. It scares good people away. Too much government control is
what we come up here to avoid.
21.Keep it to minimum.
22.Don't need to hire more people. You do and taxes go up. And for what anyway? Jobs to
friends?
23.How could the town regulate tribes land (home lots, etc.) for clean-up.
24.I have seen tremendous escalation of taxes but little evidence of improved service or
infrastructure. I expect more of this Town council or else a new town council.
25.No new taxes (to pay for services) no higher taxes.
26.Still have concern for over regulation.
27.Town board should use enforcement powers in court.
28.Raise taxes on seasonal homes. Lower on permanent residents.
29.Required building permits and inspect for compliance.
30.I believe the township should consider winter plowing of driveways without charging
extra fees. Especially since they now do county roads before driveways are done-sometimes
2-3 days after snowfall, the private driveways are done. (In some cases the resident must
plow themselves out).
31.The fact that some of us with mobile homes pay property tax and next door does not
with more square footage.
32.There is a county dept. to cover most enforcement needs.
33.You are asking question and the giving options which support your "bias".
34.Government does not do a good job of providing what the private sector does, try to
always sub out on bid basis for services.
35.Resorters pay some pretty steep property taxes. We don't use recyclables and
dumpsters, don't get snowplowed. What do we get other then fire protection and roads? We
don't seem, to get any voice on comments such as this. Taxation without
representation.

18.Slow but steady growth.
19.Like it to stay the same, no new taxes.
20.I would like to see it as a leader in the county for good stewardship of its land and
water.
21.Keep as pristine as it is now. An environment to relax and slow down and enjoy
life.
22.Being consistent, not messing with the lakes, shorelines etc. Keeping in good repair

23.I cannot vote for the town of Hunter, but there are some elected that should take
care of there own things first, instead of worrying about everybody else.
24.We need to maintain our notthwoods enviornment while keeping up with the times.
25.A place where Native Americans and other minotity groups could feel as comfortable as
the rest of the population- not likely!
26.Stay the same without a lot of development (condos or commercial development.
27.More cohesive community with resident interaction.
28.Chippewa Flowage kept pristine and clean.
29.Keep it rural.
30.No change except for improved roads.
31.Attempt to attract more retail stores of quality of major brands-professional
services like medical clinic.
32.Just try to keep a quaint notthwood town.
33.Just insure good leadership/stewardship by our officials and it will continue to be a
nice place to live.
34.Continued protection and preservation of the natural beauty of the town.
35.Good roads and public services will attract people to live and invent here. As the
tax base improves, more money becomes available for more services.
36.Clean and with more recreational opportunities and yet quiet and no (or minimal)
growth in housing and commercial development.
37.Recreation only.
38.Continue with the great ways they do on snowplowing and helping those in need.

money and learn something to keep out of trouble.
43.Should stay the same.

45.Slow down residential development and control commercial development.

59.Business development only in specific areas. Only maintain notthwoods appearance and
atmosphere.
60.Keep it notthwoods.
61.Cleaner.
62.Same as today.
63.About the same as now- We must be realistic on shoreline development, our main asset
as a town is our shores and lakes. The loss of many small resorts has hurt our town
economically and we make? To use the lakes and rivers for more than summer homes.
64.Clean up existing mess.
65.Contain growth and maintain the rural notthwooods with wildlife habitat and food
water quality.
66.Progressive-too many state and federal regulations, work to simplify agency access

67.Quaint town center, family retreat, year around recreation.
68.As is today but better walleye populations.
69.I have been a resident off and on in the town for 80 years and would like it to stay
as is. It is a beautiful township.
70.Reduce regulations.
71.We would like to see some small industrial business develop in this area to insure
for some people a future with a pension, retirement. At this point in time there is
nothing to promote families more to this area because of the low pay scale, insurance
benefits and retirement. This would help our tax income and would not do anything but add
to the growth of the town of Hunter.
72.Better communication with residents and more knowledgeable chairman and supervisor.
73.Too many subdivisions on water.
74.All trash and burned out buildings along "CC" removed, clean yards, no running dogs,
road repair.
75.We moved here from the city 1 ½ years ago for the peace and quiet and wilderness.
Anything to keep it this way is our hope for the future. Signs advertising businesses
etc. are an ugly site in our area. Please keep strict eye on this problem. For instance
the signs around Dun Rovin are an eye sore. They don't need billboard size advertising to
get someones attention.
76.I would like to see more people come to the town meetings and have a say. But they
don't care because they feel nothing they say will matter.
77.Hope it will grow by additional services property owners.
78.Peaceful, people keeping their noses out of others lives. Live and let live.
79.Little to moderate development with only single family residential homes.
80.It would lake to long.
81.Remain the notthwood recreational area that originally drew all of us here many years
are, the peace and quiet, the waves lapping the shore, the sounds of true wildlife.
82.About the same as it in now.
83.Slow progress-easier on tax increases. Primarily residential, some industry and
retail and professional offices.
84.Keep its recreational character.
85.Keep it pristine.
86.Simply maintained and property's kept clean, don't like to see yards junked-up.
87.Slow development preserve the natural rural notthwoods and lakes.

90.Improve water quality, shoreland and wildlife protection. Improve property appearance
and upkeep with enforcement on blight.
91.Keep a limit on number of resort liquor licenses sold on the flowage. Keep it
protected, underdeveloped, but no more rundown.
92.Less development.
93.O crime.
94.Same as now with little change.
95.More commercial development.
96.I would envision it as an island devoid of noisy jet skis, large motor boats and
people who respect the environment.
97.Maintain the notthwoods feel with more improved services and less (eye pollution).
Increase opportunity without Minaqua of WI Dells atmosphere.
98.Limited development, protect lakes, rivers and forests, work to return buffer zone
along ALL shoreline.
99.Since we have moved here we feel that quality has improved a great deal and property
value has risen. Good deal.
100.Keep what we have-you all have.
101.I would like to see it and own my property. With property taxes continually rising
that won't be possible.
102.Orderly controlled development.
103.No opinion, we do not live there we own property on the Chippewa Flowage which is
the most beautiful place in the whole world.
104.Gradual and careful regulated low-density residential development- this town is not
a city.
105.More forward with small business and keep the notthwoods concept in mind.
106.Pretty much the same. Keep our area an environmentally healthy and a place to live
responsibility.
107.Not possible to stay the same.
108.As our like here is living part time in a lake cabin, we naturally are deeply
concerned that lake quality, forest preservation and environmental issues are foremost.
Limited industrial development closely maintained, is apparently needed to pay for
necessary service, but let's strategize together to keep the township the clean, safe,
natural place that attracted us here in the first place.
109.Less waterfront development-more enforcement for building violations- local parks,
bike, walking trails.
110.Preserve your resource of the outdoors. There are already too much urban sprawl
elsewhere in WI.
111.Develop a convenient, appearance regulation, "city center" with relevant shop,
grocery, etc. to eliminate long trips into Hayward.
112.Less developed homesteads. That's also 2 sets of board members, its anyone guess.
113.Don't get too commercial, keep the peace and natural feeling.
114.Mom and Pop service business to help the local economy-single family housing only on
all lake frontage (held to codes and requirements)-keep notthwoods character, slow
development, keep woodland tracks nondeveloped.
115.I know its not possible, but ten years from now I would prefer the town looked like
it did 30 years ago.
116.People come here to be left alone in the country theres a sense of to many noisy
people.
117.Stay rural, less taxes.
118.No large factories or condo's.
119.Keep roadways scenic by only minimal tree removal. Limit condos/hotel development.
Maintain single family dwellings.
120.Controlled costs- Manage use of natural resources, low-density homes.
121.Less building- restrict land development, maintain a natural setting.
122.I know I don't want us to grow to be a town like Hayward. A sleepy town for tourists
and fisherman is just fine with me. No sprawl and no more taxes.
123.Promote youth work programs but I'm not sure how.
124.Try to keep development from wrecking the place.
125.Exactly as it was 40 years ago. Natural without fake log cabins that were allowed to
be built to close to the shoreline.
126.A quiet uncrowded vacation/retirement area.
127.More youth development-ATV trails.
128.A solid tax base mixed with residents and commercial input.
129.Strong attention to preservation of natural environment with business and
residential opportunities managed in a compatible and integrated way.
130.Clean beautiful notthwoods town.
131.Don't fix what isn't broken. I would love to see no changes or very little
change.
132.To remain as natural as possible.
133.No more high-density development and the restriction of convicted sex offenders.
This should be a beautiful safe community.
134.I have only been here 5 years-don't know.
I would like to improve the non-resident voice in local government.
135.Remain a woodland environment-natural and rural.
136.We came up to this area because of the lake, timber and pines. I'd like to leave it
for my kids pretty much the same way we found it.
137.No body else moves in and no new taxes. I'm really not this redneck but I have my
own piece of heaven and more people won't enhance it.
138.Open equal opportunities for all that wish to make a home in the township.
139.Try to keep the natural woodlands and wildlife image. Keep the Big Chip a nature
area.
140.I think that Hunter Township is getting way too commercialized, pretty soon it will
be another Wisc. Dell.
141.Not too much change-less building and not too many rules. Keep the notthwoods
atmosphere.
142.Slow growth and looking very much the same as now.
143.Slow steady growth.
144.Remain it's small town relaxed atmosphere.
145.Continue as a rural, recreational area for all levels of income.
146.Hold down property taxes-keep young adults here by affordable property sales.
Collect taxes from businesses on the LCO. Get rid of old trailers, junk cars etc. On
private property.
147.Enforce environmental controls and development, the future will take care of
itself.
148.Maintain wilderness setting without hazard growth.
149.Do not become over commercialized or become a tourist trap. Save the area.
150.Slowing of development.
151.Vacant trailers removed, junk cars removed, road maintenance improved. Shoreline,
water quality ecology in general improved.
152.Being a season resident with intentions of retiring here, we would like the area to
remain a "rustic up-notth environment" though we realize that certain development must
happen for the benefit of the town.
153.Add some ATV trails.
154.Keep things as they are.
155.Unspoiled wilderness.
156.Keep it natural as possible.
157.Continue to firmly balance the needs of private landowners and those that rely on
tourism. That will allow the community to continue to be appealing to all.
158.Have garbage removal year around-remove road ban for garbage trucks-causes more
problems/liter, debris than its worth.
159.We are fairly new to the area so don't know how things have changed or suggestions
for the area.
160.Less control by the government.
161.Be careful about letting the notthwoods become a bedroom community for only those
who can afford it. Encourage redevelopment of exhisting sites instead of using up too
much valuable land.
Continue road maintenance. Add better paint on edges of road. Continue cleaning edge of
roads of bushes and trees.
162.No empty businesses, a better grocery store/liquor store.
163.Don't lose all the old time residents because of taxes!
164.Just as it is.
165.I would like to see good planning for recreational development promoting good public
access to (for everyone) lakes and streams with ample parking while still retaining a
notthwoods atmosphere low density concept.
166.We would like Hunter Township to remain rural and as natural as possible. We would
discourage vast changes due to commercial development.
167.Clean, controlled, orderly growth.
168.Increased tax base to support downtown development/infill, with job creation and
housing to support increased populace.
169.If growth as to occur it must be monitored closely. Status Quo if possible.
170.Moderate condo growth with less land being used so more can enjoy!
171.Be more fair in taking mobile homes in township.
172.I would like tourism to survive through all of the environmentalists and "anti
growth" sentimentality. Would like to be man-made debris cleaned up, lakes preserved and
recreational opportunities for the average person to enjoy. Such as parks, trails, etc.-
not as resort amentities, but as areas the public can enjoy our out of doors.
Question #60 OTHER COMMENTS REGARDING TRENDS AND VISIONS FOR HUNTER'S FUTURE DEVELOPMENT?
1. Taxes are getting out of line and your shoreline rules are going to cause the smaller
cabins built before the 75' setback to be sold and torn down. They will be replaced by
very large temples that will destroy the natural setting. You're going to drive out a lot
of older residents with your taxes and rules. I can't fix my place up because of the
regulation.
2. Don't get involved in the county's business.
3. Hunter has become to developed with trailer parks and resort condos. Sawyer Co. board
often overrides Hunter's decisions. More active involvement in land uses (ex. Paper
company sales, large development companies) Since regulations require no more than 3
board members, various ad hoc (permanent) committees should be set up Land use, zoning,
water, lake river, community laison to DNR, LCO, other.
4. To many places have sold out to development and they can't change it now, I was very
worried about the area going big and bad but I guess there must be others that are also
concerned, whats the matter with someone saying in 30-40 years from now "It's just like
the old days" How wonderful it would be.
5. Stop condo development like Pat's Landing.
6. Bigger is not always better.
7. People have been coming to the area for years for the unique atmosphere. By pacing
all of the modern ideas in the area, you are killing the vision. If you wanted all of the
modern changes go camping or hiking or boating in Chicago or the Twin Cities. Leave our
life alone.
8. Keep commercial facilities as Ma and Pa types.
9. Fix CC and create a shoulder, dangerous now with virtually no shoulder on a very
curvy road.
10.More outsiders voice in development.
11.Keep development out.
12.Should have one meeting a quarter for the people who can't attend during the week. As
on a Sat. and make sure notice goes out to the part-time residents.
13.Just protect the land and its environment with good regulations and not for "Daddy
Big Bucks".
14.More condominium or motels. It will also help with paying for new developments.
15.Thanks for taking the time to listen to a taxpayer.
16.I don't like to see the big condo developments on lakes like the chip. It takes away
from the notthwoods setting and over populates the are.
17.Stop the development!
18.Err on the conservative side, limit growth and housing density. We have a crown jewel
here with the flowage. It is easy to lose the tranquility and beauty of the Big Chip
experience and next to impossible to recover what we have once it is over developed and
over used.
19.Exhisting mobile home parks must be maintained or owner charged for removal and clean
up of site.
20.The appeal of the area has always been the lack of development.
21.Let towns do the business of town government.
22.Limit the amount of seasonal mobile homes. Packing the units in like sardines is
profitable for that business, however buffer zones are needed in these areas of
concern.
23.NO MORE MOBILE HOMES!!!!!!!!!!!!!!
24.NO CONDO DEVELOPMENT.
25.Keep it rustic.
26.Encourage the use of any realistic development of shoreline. Work to provide
incentives to make it economically feasible to develop and/or maintain our resort
infrastructure.
27.I think the population is on the rise. Therefore we need to accommodate this trend.
28.NSP was mandated by the FERC to solve problems when dealing with the public concerning
project 108- the state and fed forest managing threatens and postpones solutions
forever.Twp "monitor" could be community contact person.
29.Need better visionary in charge of our town. A foreward thinker. Someone willing to
look ahead and make changes possible.
30.Lets keep it wild and woodsy.
31.Leave the town meeting system alone.
32.Love to see a Mobile or that type of convenience and gas store.
33.Find board members who care.
34.Late winter roads are atrocious.
35.Stop the spawning of Minn.
36.Don't get greedy; don't promote the wrong kind of development just to increase tax
base.
37.Hunter future should be to preserve its pristine wilderness (woody lakes) and
seclusion. Not change it.
38.Keep condo developments to a minimum. Eliminate Jet Skis on the flowage of set time
restraints. Enforce regulations with the help of resort owners.
39.Leave home owners alone- you don't know better- lower taxes-don't raise taxes
anymore.
40.Good people make good decisions. Good people run for and are elected in Hunter
Township. Thank goodness.
41.No more resort condos.
42.Promote tourism for the average family, not just the rich folks.
43.No condos-put them in Hayward, not too close to the lake.
44.We don't know if the township has a stated vision- is it published anywhere? Drug use
is out of control in the surrounding area and must be controlled for everyone's safety
and protection.
45.Let the town of Hayward be more commercial with Wal-Mart, fast food restaurants, etc-
but not Hunter. Have incentives for existing resorts to modernize (fix-up) exhisting
store and businesses to keep good reputation.
46.I bought property and built a home in 1993 based on what the county and town of
Hunter was then. I liked what I saw then and still like it today. I honestly think what
we have here works very well.
47.The average Joe's version doesn't matter, why do I say this? Because as we all know,
the money is going to talk and the bullshit is going to work. Am I wrong? I doubt it!
48.No more development.
49.For the most part just come here or live here to be left alone. There always a few
who want to regulate and control everything.
50.Maintain setbacks on lake property. Provide better services for recycling and trash
removal.
51.Keep the country and township, have none of the part of the notth Country.
52.Mainly control condo/apartment development. Improve aesthetics' of Hunter in general.
Enforce junk violations, limit trailers, etc. to be parked at a residence outdoors.
Definitely maintain the "notthwoods feeling". Limit the number of large chains to come
into the area.
53.Don't try to control everything so that what you can do is done fairly and well.
54.No more taxes.
55.No clear-cut areas along roadways. A must to have to "chip" all remaining branched.
None left lying on ground.
56.I would not like the Hayward Lakes Area turn out to be another Wisc. Dell of the
notth.
57.Limit shoreline development and size of watercraft.
58.ATV access- wider roads for bike path on main road.
59.We don't know what the focus holds in store for us. That is why you are doing this
now, to preserve what we can and leave it better for the nest generation and hopefully
they follow the same visions.
60.I / we are strongly and firmly against Comprehensive Planning/Smart Growth!!!! Wake
up America!!!!
More big government control! I have a son who has researched this knows the history,
source, goals of these plans.
61.Target some concerns, cover impact the poor, create hardship for good people. Pick on
these people with locations close to the monitors.
62.Say no to condos.
63.I have nothing against trailer parks that are well set-up and kept in an orderly
fashion. Not everyone is rich when things are developed. Let's think landscaping.
64.I and my family support the acquisition of Island properties in the Chippewa Flowage
to keep the flowage pristine and basically undeveloped. There are a substantial number of
resorts, bait and tackle shops and restaurants that seem to be capable of meeting future
needs.
65.Be more fair in taxing mobile homes.
66.We need more buffer strips along county and township roads.
67.Concerned about the size of homes being built on the Chippewa Flowage-forcing taxes
to go up too much for people with small cozy places.
68.Hold down the development. Let's keep it rural. That's why we moved here.
69.I believe over legislating can cause Hunter to lose much of its present charm.
70.Limit condos and heavier regulations.
71.Reduce the speed limit on Hwy CC to the flowage access.
72.Limit horsepower on small lakes, no jet skiing, water skiing on certain lakes-when-
level drop. No industrial building within 1 mile of any lake or stream etc.
73.Keep it simple. We love it here.
74.Maintain woodland character.
75.Learn who to write a survey question with looking for a predetermined answer.
76.This questionnaire was a very good work. Keep communication open and "govern" for the
majority not a couple of loud violators.
77.Development is not bad if it is planned out well. Development of homes, businesses
and recreational trails, parks, facilities can all be positive with correct planning. I
note a tone of "anti-development" in this questionnaire. I know that Pat's Landing is not
in Hunter, but I have to tell you that if anyone built a million dollar home now they
would probably use every technique used in that development. Twenty years from now, it
will probably economically infeasible to continue operating resorts such as Treeland (the
original). The resort industry is being taxed out of the market. Our competition now is
the secondary homeowner that rents their homes for LESS than market value to subsidize
their ownership costs.

Question #7 and #20
When reviewing question 7 and 20 I become concerned restrictions of some sort may be
considered in respect to outdoor security lighting, such as mercury vapor lamps. Such
action on the part of the town should be a serious mistake. Many of the homes and
businesses in the township are in remote isolated locations. If citizen concerns or
complaints of some sort have predicated these two questions, those concerned should weigh
the dangers involved if outside security lighting were to be prohibited or curtailed.
Please consider my comments below.
I spent 20 years in a management position that gave me the responsibility for the
security of over 500 buildings in 5 stated that served as telephone central equipment
offices, maintenance equipment garages, Business offices and warehouses.
Those buildings were located both in highly populated metropolitan areas and in very
remote and isolated locations.
All of the buildings, for one reason or another, represented structures that contained
equipment or monies that would tend to attract a thief, burglar of vandal. Further, a
large number of these buildings housed extremely sensitive communications equipment of
prime concern to national security.
As a result, extensive studies were conducted in respect to the methods used to protect
the integrity of these buildings.
Those studies showed that, without question, the best security measure available was
adequate outside bright lighting that served to illuminate the building as well as the
surrounding grounds. The studies showed the second best measure available was a high
quality monitored alarm system
